Surprise, Arizona is a scenic, amazingly fast-growing city located on the northwestern edge of the greater Phoenix metropolitan area in Maricopa County's “Valley of the Sun.” In the last decade alone, Surprise's population grew from 30,848, according to the U.S. census of 2000, to 117,517 in 2012. This approximately 281% population explosion makes Surprise – which was officially incorporated in 1960 – Arizona’s 10th largest city.

In 1938, when Flora Mae Statler founded the city, it was little more than one square mile of desert sand, cacti and pristine blue sky. According to Elizabeth Wusich Stoft, Statler's daughter, the city's matriarch made the comment that “she would be surprised if the town ever amounted to much,” thereby virtually rubber stamping – albeit unwittingly – the city's name in the history books.

Much of Surprise, AZ real estate for sale is a product of the city's continuing phenomenal growth, much of which is attributed to its close proximity to land development firm Del Webb's age-restricted community of Sun City Grand. Surprise sits about 5 miles northwest of the original Sun City site and next to Sun City West.

A newcomer with its own amenities to offer is the brand spanking new master-planned community of Prasada. Prasada acts essentially as a city within a city, its borders and those of Surprise blurring together in seamless mutually beneficial symbiosis. Prasada describes itself as a newborn and growing community with more than 1,200 acres planned to include serene, idyllic neighborhoods and vibrant commercial properties.

The development project that would come to be known as Prasada began in 2002 with the allocation of more than 3,300 acres of Surprise borderland. Much of Prasada's homes, retail establishments and other properties remain in the development stage as of late 2012; however, the opening of Walmart in April of 2012 signified the continuing progress of the project that will eventually contain the aforementioned multi-family and single-family residences and retail features, plus the following:

  • A variety of office buildings
  • Hospital, medical campus with urgent care, outpatient care and physician’s offices
  • 303 AutoShow at Prasada, containing more than 250 acres of automotive brands
  • Regional shopping mall ultimately offering more than 100 retailers, restaurants and entertainment venues

Parks and Recreation

The City of Surprise's Community & Recreation Services includes a comprehensive Parks & Facilities Department, on which you will discover a wealth of information about the city's wide range of parks and recreational opportunities.

There are 15 city and neighborhood parks enlivening the vast majority of Surprise, AZ real estate for sale. Some of those offering playgrounds, sports fields and courts, and other amenities include Asante Community Park, Bicentennial Park, Community Park, Heritage Park (also known as Marley Park) and Sierra Montana Park. Also, Surprise offers dog lovers a park for their furry friends that covers about 1.5 acres, at which you and your pup will enjoy lovingly landscaped grounds, multiple shade structures and drinking fountains for pups and people.

The Surprise Recreation Campus is an enormous sports and recreational athletic facility. In addition to housing Surprise Stadium – the spring training home of both the Kansas City Royals and Texas Rangers – it offers an incredible amount of sports-related fun, including 12 baseball fields (6 lighted), an 8-acre multipurpose lighted field, aquatics center, an urban fishing lake, plus a whole lot more.

Surprise boasts a 10,562-square-foot Aquatics Center that features a zero-depth area, two slides, a vortex whirlpool and two 1-meter diving boards. There are also eight golf courses in and around the city, and the spectacularly picturesque hike-and-bike playground known formally as the White Tank Mountain Regional Park sits on Surprise's western edge.

The holidays are truly a wonderful time in Surprise. The city's annual Surprise Party in December, and its fireworks and fanfare on the Fourth of July are just a couple of events for residents and visitors to look forward to each year.

The median home cost in Surprise, according to the real estate web site Sperling's Best Places, is $143,600, with a home appreciation over the last year of 9.21 percent. Sperling's also shows that compared to the rest of the U.S., Sunrise's cost of living is about 5.8 percent lower than the national average. This adds up to a great place to live, and a wise place to invest in real estate.

Schools, Health, Transportation

The K-12 public education for Surprise's citizens is provided primarily by the Dysart Unified School District, which is the fastest growing school system in the state, according to the district's website. A small portion of Surprise falls under the Peoria Unified School District's purview.

Major medical care facilities in close proximity to Surprise include Banner Estrella Medical Center, about 14 miles away in Phoenix; West Valley Hospital, about 16 miles away in Goodyear; Maryvale Hospital, about 18 miles away in Phoenix.

Public transportation options for the good people of Surprise includes the Valley Metro bus, light rail and ride share system, Northwest Valley Dial-A-Ride and a number of state highways, county roads and city streets. For air travel, Phoenix Sky Harbor International Airport is only 35 miles away.
